Take an 80 by 120 foot lot, which is 9,600 square feet, with a 25-foot front, 5-foot each side, and 20-foot rear setback. That leaves 70 by 75 feet, a 5,250-square-foot buildable footprint before any other limit kicks in.
Then comes the lot coverage cap, commonly 30% to 45%, which limits how much of the ground the structure can cover.
